24 – How Environmentally Friendly Design Brings Higher Profits

Today Craig Melby interviews guest Bruce Hamilton, the Deputy Executive Director of the Sierra Club which just moved into a LEED building.

They left San Francisco and moved to the Oakland area when they found out their rent would be going up 1.5 million dollars per year. They decided to put more of their funds into their non-profit cause of helping to solve the climate change problem instead of allocating it all toward paying astronomical rent.

Some people have the perception that LEED rent is more expensive, but let’s break it down so that we can see if it is actually going to be a money-saving move for you. LEED buildings save on utility costs and promote energy efficiency. Employees respond very well to these kind of values. Listen in to hear how you can save money for your company or household too!

23 – Should Climate Change Affect Your Next Commercial Site Selection?

In Episode 23 Craig is talking to Douglas Fisher who is the Director of the Environmental Health Sciences Organization. He puts out extremely good newsletters and information to help plan for climate change when it comes to where you should locate your home and business and what kind of facility you should be building.

Surprisingly, some people might consider purchasing an extremely climate-dependant property even though the future climate of the area is so uncertain. For example, Douglas Fisher mentions warming temperatures in skiing areas and draughts in lake front areas like Lake Mead. Craig explains that often, investors are willing to be a short term owner in order to make a profit and pass the property on to another buyer before things take a turn for the worse.

In 2011 JB Media Group was launched originally in a co-working space in Asheville North Carolina. After a few years he knew he would be interested in purchasing his own building space. When he did, he had to keep is budget in consideration, as any smart entrepreneur would. He was able to maximize the space and the number of desks and now he is creating some sound-proof areas and improving the workability of the space.

Furniture is a huge consideration for your business space. Furniture is a huge expense, but think of the comfort needs of your employees and clients! Justin discusses how to invest in good quality furniture that will add value to your company while staying conservative. There are pros and cons to standing desks. Just be sure to ask your employees what they prefer so that they are behind your choices and you can include them in your vision for the space.

21 – How To Maximize ROI Using Smart Environmental Building Design – An Interview with Victor Olgyay from the Rocky Mountain Institute

Victor has been an Architect for 35 years and he is an incredible resource when it comes to energy efficiency in building design. One technique that Victor uses at RMI is Hydronics. Instead of having an A/C unit or a furnace running all of the time and battling back and forth, they just shift hot and cold water around where it is needed. He see 65% savings when he implements these changes. He effectively modified the Empire State Building using Hydronics and window replacement.
